Q: "How much is the deposit?"
A: We typically require ½ of the first month’s rent, but it depends on the owner of the property. In the more expensive homes, the security deposits often are 1 to 1 ½ months rent. This information will be displayed on the “Properties for Rent” page on this website.
Q: "How much is the application fee?"
A: The application fee is $25 per adult, but it is often FREE if you turn in the application the same day you view the rental.
Q: "Do you check our credit?"
A: We not only pull your credit report but we check your criminal background as well. You cannot have any money owed to an electric company or landlord for any reason because it results in application being automatically denied. Beyond those two requirements, it just depends on the quality of the rental. If the home resides in an expensive neighborhood, you will need to have excellent credit. However, if the home sits in a blue-collar neighborhood we typically are more concerned about your rental history.
Q: "Do you check criminal background?"
A: Yes, our rental properties will require either no criminal background ever or no criminal record in the last 5-7 years.
Q: "Do I have to sign a 12 month lease?"
A: Yes, we only offer 12 month leases without exception.
Q: "Can I paint the place I rent?"
A: We do allow people to paint their units as long as we approve the color in writing. The resident understands that the walls have to be painted back to the original color upon move-out. No bright or very dark colors are allowed because it takes 3 to 4 coats to paint over it.
Q: "What happens if I am late with the rent?"
A: Rent is due on the 1st of the month and late on the 5th of the month at 5:00pm. There is a $50 late fee after the 5th.
Q: "What is your pet policy?"
A: We usually do allow pets with the exception of aggressive breeds such as Dobermans, Rottweilers, or Pit Bulls. There is typically a $200 Pet Fee (one time only) required. Some owners do not allow any pets. The pet policy will be displayed for each property in the “Properties for Rent” section of this website or you can call and ask us.
